· Included are four x 20,000 gal tanks – one of which is double bulkheaded 10,000 x 10,000. Currently, there are two products piped to rack and pumped. There is an option for a third product, with extra piping and an additional pump and loading apparatus.
· This plant was constructed in approximately 2000 – replacing an older plant which was dismantled and cleaned by a local petroleum contractor/owner in this area.
· It is a top load configuration, with security being controlled with a locked electrical panel, a key in series required, and a push button engaged only when on top of truck (with an emergency stop button).
· The diked containment is clay based, with a permeability which has been tested to meet the SPCC standards. There is a current SPCC plan, due to be updated by the new owner.
· There are groundwater monitoring wells on the property, and a recent subsurface investigation verified that there is no action required regarding remediation or further investigation, in this groundwater B classification.
· The site is approximately a mile from interstate 395 with access to both northbound and southbound ramps.
· The seller intends to sell the plant as is, where it is, and not to dismantle it. The property and adjoining empty lot is included. It is perimeter fenced with a locking roll gate.
· The seller is motivated to complete this transaction by the end of 2022.
